Why buildings ask
What a COI does — and doesn't — cover
A COI shows the building that the contractor working in your apartment carries liability insurance. Requirements differ from building to building: some only need to see the certificate, others need the building and managing agent named on it, and some set minimum coverage amounts. ArtFixPro's certificate shows $5 million in liability coverage, and we carry workers' compensation.
A COI is about the contractor's coverage. It doesn't replace your own renter's or homeowner's insurance, and it doesn't change your building's alteration rules — drilling into concrete, for example, may still need the board's approval. More on concrete drilling rules.

What is a certificate of insurance (COI)?
A one-page document from the insurance carrier or broker confirming that a contractor carries liability coverage. Buildings ask for it so that they, and often the managing agent, are protected if something goes wrong during work in an apartment.

What do I need to send you?
The building's COI requirements — usually a sample certificate or a list with the certificate holder's exact name and address, any additional insured parties, the apartment address, and the management office's email. Forward the building's email as-is if that's easiest.
When should I request the COI?
As soon as you book. Buildings often need the certificate on file before they'll schedule elevator time or let the crew in, so sending the requirements early keeps your appointment date safe.
My building requires specific coverage limits. Can you meet them?
Our certificate shows $5 million in liability coverage, and we carry workers' compensation. Send the building's list with your request and we'll confirm before the appointment that the certificate matches it.
Do I need a COI for a small job like hanging a picture?
It depends on the building, not the job. Many co-ops and condos require a COI for any outside contractor, however small the work. Check with your management office or doorman.
